How do you get in and out of Dubai Hills Estate?
By two main roads. Dubai Hills Estate, Emaar’s 2,700-acre community, sits between Al Khail Road (E44) and Umm Suqeim Street (D63). Al Khail Road and Sheikh Zayed Road both lead to Business Bay, Downtown and DXB, and which one we take depends on the traffic that day. Umm Suqeim Street takes you across to Al Barsha, Mall of the Emirates and Sheikh Zayed Road for the Marina.
RTA has been upgrading the roads around the estate for several years. The bridges leading to Dubai Hills Mall are finished, the Umm Suqeim Street improvement between Al Khail Road and Sheikh Mohammed Bin Zayed Road has been under way, and in April 2026 RTA awarded the contract for bridges and tunnels on Umm Suqeim Street between Jumeirah Street and Al Khail Road. Expect lane changes towards Al Barsha while that work runs.
Inside the estate, give us the community and the villa or building number. Communities include:
- Villas and townhouses: Sidra, Maple, Club Villas, Golf Place, Parkway Vistas.
- Apartments: Park Heights, Collective, Acacia, Mulberry and the buildings around Dubai Hills Mall.
Villa pickups are at the front door. For apartment buildings, the chauffeur waits at the main drop-off, not in the basement.

How long does it take from Dubai Hills to the airport and DIFC?
From Dubai Hills Mall, DXB Terminal 3 is about 30 km, typically 22–35 minutes off-peak and up to 45 at rush hour. DIFC is 19 km, 16–22 minutes off-peak and 20–35 minutes in the evening peak. DWC is closer than people expect, 39 km via Sheikh Mohammed Bin Zayed Road.

Google Maps typical-traffic ranges for a Tuesday (late morning off-peak; 8 a.m. and 6 p.m. peak), checked in September 2026. Emaar’s own guide puts Downtown and Dubai Marina about 15 minutes from the estate, which matches the off-peak column. The peak column is the one to plan the school run around.

All of them. Al Barsha and Mall of the Emirates are about 5 km away via Umm Suqeim Street, and Al Barsha South and Arjan are close by. Al Quoz is across Al Khail Road, and Business Bay and Downtown are up Al Khail Road towards the Creek. For a Marina or JBR evening, the route runs via Umm Suqeim Street to Sheikh Zayed Road.
